Nature of Capital Investment Analysis
o Used to help evaluate long-term investments
o Capital Budgeting - is the process by which management plans, evaluates, and controls investments in fixed assets.
o Involves the long- term commitment of funds and affects operations for many years.
o Thus must earn a reasonable rate of return
o Capital budgeting decisions require careful analysis because they are usually the most difficult and risky decisions that managers make
o Risky because
The outcome is uncertain
Large amounts of money are usually involved
The investment involves a long term commitment
The decision could be difficult or impossible to reverse
Methods of Evaluating Capital Investment Proposals
o Methods that do not use present values
o Methods that use present values
Methods that ignore present values
• used to screen proposals
• management sets minimum standards for accepting proposals
o if not meeting minimum standards - dropped from consideration
o if meeting minimum standards then further analysis is completed
Average rate of return
o accounting rate of return
o a measure of the average income as a percent of the average investment in fixed assets.
Average rate of return =
Estimated average annual income
Average investment
Average investment is original investment divided by 2
Example:
Proposal A Proposal B
Estimated average annual income $30,000 $36,000
Average investment $120,000 $180,000
Average rate of return =
Estimated average annual income
Average investment
Proposal A:
= $ 30,000 = $30,000 = 50%
$120,000/2 $60,000
Proposal B:
= $ 36,000 = $36,000 = 40%
$180,000/2 $90,000
Cash Payback Period
o is the expected time period to recover the initial investment amount
o managers prefer investing in assets with shorter payback periods to reduce the risk
o Looks for project with the shortest tie period to recover the original investment.
o Net cash flow = excess cash flow from revenues minus expenses
o Cash payback period = amount of time to recover cash invested.
o Payback period = Cost of Investment
Annual net cash flow
Example: Project has an eight year life with a cost of $200,000. The annual cash flows are $40,000. What is the payback period?
Payback period = Cost of Investment
Annual net cash flow
= $200,000
$40,000
= 5 years
Uneven cash flows
o Some projects have different cash flows each year
Year
Cash Flows Balance
1
60,000 $400,000 – 60000 = $340,000
2
80,000 $340,000 – 80,000 = $260,000
3
105,000 $260000 – 105000 = $155,000
4
155,000 155,000 – 155,000 = -0-
5
100,000
6
90,000
Methods using time value of money
Present value methods
o an investment in fixed assets may be viewed as acquiring a series of net cash flows over a period of time.
o Period of time is an important factor in determining the value of an investment.
o
Present value interest factor of $1 per period at i% for n periods, PVIF(i,n).
Period 5% 5.50% 6.00% 6.50% 7% 10% 11% 12% 13% 14%

a> Net present value method
o analyzes capital investment proposals by comparing the initial cash investment with the present value of the net cash flows.
o Called discounted cash flow method
o rate is set by management
o if Net present value > original investment then go ahead with it
o if Net present value < original investment then no go
Example: An investment of $150,000 with five year life is being considered. Management established a rate of return of 12%. The annual cash flows are:
Year
Cash Flow
1
70,000
2
60,000
3
40,000
4
40,000
What is the net present value?
Year Net Cash Flow Present value factor at 12% PV of Net Cash Flows
1 $70,000 .8929 $62,503
2 $60,000 .7972 $47,832
3 $40,000 .7118 $28,472
4 $40,000 .6355 $25,420
TOTAL $164,227
Original Investment 150,000
Net present value $14,227
Since net present value is positive then accept the project.
b> Internal Rate of Return
o uses present value concepts to compute the rate of return from the net cash flows expected from the capital investment proposals.
o STEP 1: Compute the present value factor for the investment project:
Present value factor = Amount invested
Net cash flows
o STEP 2: Identify the discount rate yielding the present value factor
use the factor to find the value
EXAMPLE: Project with an investment of $12,000, net cash flows are $5,000 for three years. What is the internal rate of return?
STEP 1: Compute the present value factor for the investment project:
Present value factor = Amount invested
Net cash flows
$12,000
5,000
= 2.400
STEP 2: Identify the discount rate yielding the present value factor
Period 1% 5% 10% 12% 15%
3 2.941 2.7232 2.4869 2.4018 2.2832
Notice that at 12% the factor is 2.4018 the closest to 2.400. The internal rate of return is 12%.

Tips to Improve Your Writing Skills
To run a successful blog or online business you need some writing skills. Most people will not stay on your site very long if the writing quality is poor. It doesn’t matter how great the information is, if it doesn’t make sense, people won’t read it.
Here’s some quick writing tips to help you improve your writing skills.
Look at a picture and describe it. Try to use as many of the senses as you can; taste, smell, sight, sound, touch. Does the picture make you think of a certain sound or taste? Does it have aspects that look soft, fluffy or hard and cold? How would those aspects feel if you could touch them?
This exercise helps you develop the skill of using more descriptive language in your writing. You may not be a fiction writer but using fiction techniques can improve your writing skills.
Read a lot of sales copy. If you’re running a blog or online business you may already be doing this, but are you skimming the material for the benefits or are you really studying the material? What does the sales page begin with? How is it laid out for listing the problem? Does it highlight the solutions contained in the product that’s for sale? Does it compel you to want to buy? If so, then pay close attention to why it’s effective sales copy and start using that in your own sales pages.
Rewrite someone else’s sales copy. This tip is a little like the tip above except you’re going to take a section or several sections of a sales page and rewrite it. Change the wording, change the order of the listed items. Try to find better descriptive words than the ones the writer used.
Rewrite a paragraph of fiction. Yes, we’re back to the fiction thing, but writing is writing. If you improve in one area you will improve in another area. Take a paragraph of fiction and rewrite it. Change it up like you did with the sales copy. Find similar descriptive words to describe what the writer is trying to make you see or feel.
Read the dictionary. This is something not many people do, but it’s a great way to expand your vocabulary so you can write better descriptions. Having a large vocabulary will not only improve your writing but it will also help you out when you run across new words.
Writing is something practically anyone can learn and learn to do better. Not everyone can draw, paint or play a musical instrument, but anyone can learn to write. It takes practice. The more you write the better you’ll get at it. Writing “out of the box” so to speak will help improve your overall writing skills too. Don’t limit yourself to your comfort zone–get out of and improve your writing skills. Your readers will thank you and want to read more from you.

Color Coordinate Your Web Pages
The Internet has made it possible for millions of people to write articles and create websites. However, the Internet has not magically provided these millions of people with writing and graphics skills. That’s one of the key reasons I love the posts about writing here on Blogging Tips. Likewise, I am really pleased with a new family of free tools that offer color coordination to those of us who were not blessed with the color coordination gene! Pictaculous takes an image that you upload and based on the colors in that image it generates a selection of color palettes. So with one upload you can get expert advice on a design palette. To show this in action I created a screen capture of Blogging Tip’s header and uploaded this to Pictaculous.

Pictaculous created a primary palette made out of colors directly extracted from the image – the five large color blocks on the top shown in the screen shot above. This alone is an awesome resource as now you know the hexadecimal codes to use in order to match text and other website or blog components to the exact colors. If you are using an Adobe product for your design, you can download these colors right into Adobe products by using the Adobe Swatch File (.aco) for the palette you’ve just created.
Pictaculous also taps into the design site Kuler from Adobe and ColourLovers to suggest ten related color palettes that coordinate with the colors of the image you uploaded. This feature is the key reason why I use Pictaculous – it’s like Garanimals for web design.
Beyond Pictaculous, Colors Palette Generator is another excellent option. While missing the ability to recommend a specific matching color palette, it does a great job of matching the color palettes for the image you upload. Actually, you don’t even need to upload the image as Colors Palette Generator will work with an image you provide via a URL. The web based application creates three palettes with light, medium, and dark colors to match your image. You can export it as either a Photoshop swatches file or as a CSS stylesheet. If you don’t use Adobe, the CSS option is a key reason to use Colors Palette Generator over Pictaculous.
Firefox users might also consider the Colorzilla add-on. With ColorZilla you can get a color reading from any point in your browser, quickly adjust this color and paste it into another program. There is a palette browser that allows you to choose colors from pre-defined color sets and save the most used colors in custom palettes. Colorzilla is more geared towards a developer with a very frequent need for this type of tool.
As with every genre of web based applications, the universe of options is quickly expanding beyond just these applications. However, these applications are free, easy to use and don’t require any signup. If you are color-challenged (or colour-challenged), you will love these web sites!

A New Way To Track Blog Analytics
It had been so long since I’d signed up for the Reinvigorate beta that I’d practically forgotten what it was. – and the name didn’t give it away. As it turned out, Reinvigorate is a web-based analytics program (it also has a desktop reporting program) so I promptly accepted my invitation to test it and downloaded and installed the WordPress plugin, entering my site ID to enable it to start tracking. (If you’re not on WordPress, don’t worry, as you can simply use the tracking code.) I’ve been down this route before, trying out many analytics programs before settling on one I liked. Would Reinvigorate be the program that could seduce me away from my beloved Clicky?
![reinvigorate-timezones reinvigorate-timezones]()
Note: I’ve decided to cut back on posting here at Blogging Tips for a while, though you will find me in lots of other places on the web. Thanks to everyone for reading and commenting over the past year.
Getting Started
The first page you see on Reinvigorate is the overview page, which features two large boxes showing the number of active visitors and active pages. This is similar to the Spy view in Clicky (but without the map). Click on the small report link on each button and you can see more detail, such as the page title and when it was last accessed. Reinvigorate has a ‘name tags’ function that is supposed to tag visitors and commenters by name to make your reports more reader friendly, but this does not seem to work very well, though it did tag me once. Also on the home page is an indication of how long visitors have spent on your site that day, how many visitors there have been, how much of that is referral traffic and what the bounce rate is.What’s On The Tabs
A number of other options appear next to the summary tab, but these are setup options (name tags, snoop, tracking code and preferences). If you want more stats, move to the top row of tabs and click on one of the options, each of which has further sub-tabs:- Traffic (hourly, daily, weekly, monthly, referred, visit length, bounce rate, entry pages, page summary)
- Visitor Detail (browsers, platforms, screen, regions, languages, time zones)
- Session (visitors, activity, detailed activity, active pages, heat map)
- Search and Referrer (referrers, referred visitors, referred searches, top referrers, keywords)
In-Depth Analysis
Click on any option or sub-option and you get a couple of graphs and a table for varying periods. You can change these via a drop down menu. Most of tabs give the information you expect, so I won’t outline those in detail, but here are the functions I thought were pretty cool:- the pie chart showing top pages on your site
- the heat map showing the areas of a page or post that attracted most attention from visitors
- the detailed activity listing showing you how long a particular visitor spent on a certain page
- the table showing when your top referrers last sent you traffic
- the map showing which time zones your visitors are in (trust me, this is cooler than it sounds!)
A Promising Start
My first impressions of Reinvigorate are that it’s promising, offering some of the same real time functionality as programs like Clicky and Woopra. However, there are still a few things to be improved, such as the ability to exclude your own visits to your site. Its visitor figures also differ from those recorded in Clicky (so one of them has to be wrong). I’ll look forward to seeing what else Reinvigorate has to offer.Note: I’ve decided to cut back on posting here at Blogging Tips for a while, though you will find me in lots of other places on the web. Thanks to everyone for reading and commenting over the past year.
How to develop stickyness to your blog
What is it and how can it be created on your blog.
A blogs success is in keeping it’s readers come back – everytime! You can buy traffic, run competitions, give away stuff or run a link-give-away offer even to get traffic. But they will never give you loyal readers.
Loyal readers come back to you all the time, they love your blog, they love your writing, they love you – as a blogger.
Personally, i prefer a handful of loyal readers to a large volume of one-time visitors. And to create loyal readers, you need stickyness to your blog.
- Stick to your topics, keep them focussed.
Do you have a long category list? Even worse, does it get lengthier with each new post?
I must then warn you that your blog is at risk.Risk of losing your readers(who you managed to get with much pain!)
You know that there are already plenty of blogs out there, there is no reason someone must read your blog to get updated on technology. If you don’t blog it there’s 99% chance that somebody else will.
So, keep the number of topics focussed and less. You don’t want to write about all the technology advancements in the world – probably Nano-technology or Bio-Technology. That makes it easier for your reader to remember you, your blog and relate it to the topics you write.
So stick to the topics, keep them concentrated, keep them updated but never deviate from them. Every time you are tempted to deviate from the topics – just read your archives and you’ll be busy posting updations.
Deviating from your topic means only one thing – decrease in number of repeated visitors – directly proportional!
Keep interacting
The blogosphere is all about crowds – talking – chats – speakers – shouts and the like. Folksonomy as it’s called.Your blog readers are a pool of think-tanks, get them talking. You never know, some one out there might correct you on a point. But let it be a dialogue, knowledge sharing is mutually beneficial isn’t it? in this case, it’s a 3D thing – you – your
reader- and other readers. All of the three entities are involced and benefitted. So leave room for your visitors to think and respond to you.Interact with them, if possible, through your blog and not elsewhere. Avoid(where ever possible) email chat/IM chats but encourage people to use your contact form – they are likely to move to an archive page once the form is submitted, but in an IM chat, they are not even on your site
Read/reply to comments
Okay, you’ve left room for interaction in the form of comments and there are lot of them. It’s not time for celebration yet. They are all questions to be answered.Unless you take care of them at the right time, they become liabilities. Now you can guess what a visitor will do and what impression he gets of the blogger when his questions are unanswered. So make a habit of commenting as well as replying to them. You can answer them all together once in a while rather than answering them one by one. This will save time as well as keep you focussed.
Ask questions
You can’t go on preaching about things all the time. Well, you may be a master of “AdSense Monetization” or “Online money making” thingy but, how can you give answers when you don’t have questions? People have questions in their mind when they visit your site, and before they leave, it’s your duty to answer them.So asking them questions, is one way of making your life easy.Ask questions, to which you yourself have an inclination to.Thereby, you are showing your visitor that you value them, you want to know their opinion. So, when writing articles it’s a good point to leave a question cleverly embedded in it. It will keep the cycle vicious.
Disagree
Disagreeing is yet another way to express your thoughts on a particular topic. Suppose you read that article on online money making at a blog, but you think otherwise.Let your thoughts flow to your posts – let others(blogger) know that he missed thinking from your perspective or what he said was absolutely wrong. Disagreeing won’t be seen as a negative thing, instead it’s an opportunity to prove that you think or not.You can disagree only if you think. So please do it to your visitors or another blogger who wrote an article on the same topic you are interested in.It shows that you are genuine and your ideas are free.Your visitors will love it.
Don’t get corrupted
When there is a flurry of information, it’s easy to get mislead, and it can get you thinking wrong even.Your readers may not enjoy it at all.Sometimes it even leads to you disagreeing or thinking otherwise about a topic you might have already blogged about.Remember, there are archives in your blog, they are read by your visitors if not you – so don’t get corrupted by wrong information that you gathered yesterday.Keep yourself focussed on the topics you are interested, filter away the wrong ones and make your articles crisp and clear.
Be Consistent
By consistency I mean, maintaining a regularity in posting cycles, and post amounts in the blog. It’s good to develop a habit of posting according to a schedule. That way, people knows what to expect and what they need to dodge. Suppose you post articles on weekdays based on topics and at the weekend you regularly open a game – people who are interested in the game will not miss fridays on your blog.
These are points i gathered from my experience – none of them fabricated. Everybody seems to be trying hard to get more and more visitors, but in the hurry we tend to forget this important point. I did and i payed the price. Hope it helps all the young bloggers out there, not to lose their hard earned traffic.
Stickyness means the ability of your blog to keep pulling people in, when they are detached or within the loop – at your wish.Let’s see how we can create loyal readers to your blog. This will deal mainly about keeping the quality in your articles, how to keep them genuine and addictive to readers.

It was discovered by a Brazilian. Try it out yourselfâ¦

New Facebook Features: What you need to know
Today in a keynote address at Facebook's 2011 F8 Developers conference, CEO Mark Zuckerberg revealed the social giant's ambitious next steps. As rumors swirled prior to the event, reports suggested that Facebook might have big plans to socialize the web even further. In an era when few websites aren't littered with Facebook's ubiquitous Like button, it was hard to imagine what the company's vision for a yet more hypersocial web would look like. Read on to know what changes are in store for the world's biggest social network — and its 800 million users.
Timelines will change the look of your Facebook identity
1. Timelines
While the profile page has been the crux of Facebook since its inception in 2004, the addition of the News Feed steered the social site in a somewhat different direction. Rather than focusing on static pages where our friends represented themselves, the site emphasized Twitter-like real-time updates, so we could follow along with our friends' lives as they scroll past. With a brand new feature called the Timeline, Facebook wants to return to that more static identity without sacrificing that kind of real-time update that keeps a social site fresh and relevant.
The goal of the Timeline is to allow you to curate your Facebook profile page with the events, photos, and updates that matter. Previously, clicking over to a friend's profile page shows a snapshot of their identity that is largely moored in very recent events like status updates, wall posts, and only their newest tagged pictures. As the Timeline replaces the traditional Facebook page, you can prune your profile to reflect what you feel represents your social identity best, which naturally might not be what you had for lunch.
The reinvented profile page will prevent your important personal information from slipping off the page as your newest status updates pour in. With an almost blog-like, photo-heavy layout, you can pick and choose from your past updates, ideally making the Timeline "an easy way to rediscover the things you shared, and collect all your best moments in a single place."
The Ticker provides a quick glance at the most recent news
2. Ticker
If Timeline is meant to breathe new life into the ailing profile page, Facebook's new Ticker feature targets the here and now. By splitting the Facebook experience into two streams — Timelines for our richer, more static profiles and Ticker for small updates like what we had for breakfast — the company will attempt to manage its signal-to-noise ratio.
While the Timeline can add a summary of activity from a single app — like Spotify, for instance — the Ticker will display each micro-action: a song you just liked or what album you're playing right now. The Ticker will be a "lightweight stream of everything that's going on around you," so the social network isn't quite so clogged up with the small stuff, like auto-generated status updates from apps like FarmVille.
3. Apps
Facebook's overhaul will have a heavy emphasis on the mobile experience — after all, over 350 million people use Facebook on mobile devices each month. Knowing this number will only go up, Facebook has optimized the visual design of Timelines for mobile — rather than displaying a stream of tiny text updates below a profile page, Timelines will offer a more visually dynamic experience — one rich with the photos and apps that we choose to add to our timeline, which will appear in large boxes. Beyond the visual redesign through Timelines, you can expect many apps and web services to pop up with an "Add to Timeline" button — Facebook's more identity-centric Like Button 2.0.
Tons of quality apps at your fingertips
4. Social news and entertainment
Beyond the profile tweaks, Facebook introduced a new kind of socially curated reading and a partnership with Yahoo! News. After enabling the feature, you can see what your friends have read across Yahoo! News' vast network, as well as view a history of what you've read. The new feature will closely integrate with Yahoo!, going above and beyond the action of simply "liking" a story and watching it pop up in your news feed.
Facebook also announced close integration with Spotify, the hit on-demand music streaming service that recently graced the ears of American music lovers. Users can see what their friends are listening to on Spotify via the Ticker, and stream songs without ever leaving the site. Beyond music and news, Facebook has partnered with Netflix to weave the streaming video service into the social network — a feature Netflix fans have been anxiously awaiting for some time. Like Spotify, the Netflix integration will be something of a discovery engine. You can browse your own Facebook friends for ideas about what series to start with next, or what new movies might be worth a watch. Facebook also announced a similar deal with streaming video site Hulu.
5. Privacy
Facebook's new emphasis on a "frictionless experience" means that users might want to read the fine print more closely than ever. Instead of thinking of authorizing an app as granting it "permission," social sharing will be posed as a positive part of an app itself — not a nuisance, like many of us likely imagine it. Authorize an app and it will operate in the background, sharing your activities across Facebook and shaping both your social profile through both the Ticker, the Timeline, and the News Feed.
But letting the apps do all the social sharing for us can have plenty of unintended consequences. Depending on how far each app takes auto-sharing, we might be posting status updates that we didn't even remember authorizing. Now that Facebook will tie in to the music and entertainment sites we care about most, be cautious about what you allow, lest your Facebook friends find out your every last guilty pleasure from the 80s.
Broadcasting your bad taste is one thing, but many mobile check-in and photo-sharing apps integrate geodata about where you are. If you've authorized these apps to communicate freely with Facebook, you might end up letting the world pinpoint your location via GPS. To stay safe, lock down your privacy settings and read before you click, now more than ever.

Activate New Facebook Timeline Now
Follow steps Below mga dudes Enjoy!
1. Log into Facebook
2. Enable developer mode, if you haven’t already. To do this, type “developer” into the Facebook search box, click the first result (it should be an app made by Facebook with a few hundred thousand users), and add the app.
-- Allow Developer app to access
3. Jump into the developer app (if Facebook doesn’t put you there automatically, it should be in your left-hand tool bar)
4. Create a new app (don’t worry — you wont actually be submitting this for anyone else to see/use). Give your shiny new app any display name and namespace you see fit. Read through and agree to the Platform Privacy agreement. This is the step you need to be verified for.
5. Ensure you’re in your new app’s main settings screen. You should see your app’s name near the top of the page
6. Look for the “Open Graph” header, and click the “Get Started using open graph” link.
Create a test action for your app, like “read” a “book”, or “eat” a “sandwich”
7. This should drop you into an action type configuration page. Change a few of the default settings (I changed the past tense of “read” to “redd” — again, only you can see this unless you try and submit your application to the public directory), and click through all three pages of settings
8. Wait 2-3 minutes
9. Go back to your Facebook homescreen. An invite to try Timeline should be waiting at the top of the page ----
